Option 1:
• Interest Rate: 6% annually
• Loan Amount: $25,000 - $100,000
• Security: Secured by a promissory note, not tied to the property.
Option 2:
• Interest Rate: 8% annually (1 point and 2/3 point per month)
• Loan Amount: $100,000 - $250,000
• Security: Tied to the property, secured by real estate
Time Frame:
• Minimum: 3 months
• Maximum: 12 months
Loan to Value (LTV):
• All homes are bought at 75% LTV or less, including purchase price and repairs.
Closing:
• All loans are backed by a note and mortgage prepared by a closing attorney and are in FIRST POSITION as a lien on the property.
Protections for the Private Money Lender:
•Title Insurance: Backed by title insurance to cover any title defects.
• Hazard Insurance: Backed by hazard insurance to cover acts of God.
• LTV Ratio: Loans are never more than 75% of the property's value.
• Short-Term Loans: Loans have a short-term duration.
• Interest and Loan Repayments: Not dependent on any level of profit, ensuring a safe investment.
• Attorney Handled: All loans are executed at a Real Estate Attorney's Office.
• Public Record: Note and mortgage are publicly recorded with the county.
