1. Request an Appointment or Valuation: Get started by contacting us for a free consultation.

2. CMA and Price Discussion: Ron will prepare a Comparative Market Analysis (CMA) to determine a competitive listing price range for your property.

3. Phone/Virtual Consultation: Discuss the CMA and next steps in detail during a convenient phone or virtual meeting.

4. Contract and Listing: Once you're comfortable, sign the listing agreement and get your property on the market.

How does EquityShield Group prepare my property for listing?

For a flat fee of $499 (credited towards your closing fee), we take care of everything to get your home ready for showings. This includes:

• Scheduling professional cleaning.

• Arranging high-quality photography.

• Installing a lockbox for easy access.

• Delivering marketing materials.

What about home staging?

While staging can enhance certain properties, it's not included in our base package. We can, however, connect you with three different staging companies to choose from based on your needs and budget. Generally, staging is recommended for vacant properties but is not mandatory for selling your home.

Will my property get less exposure with a flat fee listing?

Absolutely not! You'll benefit from a more efficient model while still receiving top-notch representation. Here's what you get:

• Traditional representation from Ron L. Miranda and his team.

• Powerful digital marketing strategies for maximum exposure.

• Lower cost compared to traditional commission structures.

Do I have to pay a commission to a buyer's agent?

Legally, it's not required. However, we highly recommend offering a buyer's agent commission (typically 1.5-3%) to incentivize them to bring qualified buyers. Here's Ron's perspective:

• Most of the value comes from finding the right buyer.

• We offer a flat fee for listing your property, but still provide buyer representation for a separate commission.

What happens if the buyer doesn't have an agent?

Ron and his team are happy to represent unrepresented buyers for a 1.5% commission. Even if you offer a higher commission to attract buyer's agents, we'll only collect 1.5% if we end up representing the buyer.

How do you ensure qualified buyers?

We verify all financing details, whether it's pre-approvals for traditional mortgages or proof of funds for cash offers. Ron works with trusted lenders to eliminate the risk of fraudulent offers and ensure a smooth transaction.

Do I pay a commission if I find my own buyer?

No! EquityShield Group prioritizes saving you money. You'll never pay an additional commission if you find your own buyer.

Will my property be listed on the MLS and major websites?

Absolutely! Your property will receive maximum exposure by being listed on the MLS, Zillow, Redfin, Realtor.com, Homes.com, and all local brokerage websites.

Can I choose my own title company?

Yes! You have the freedom to select your preferred title company or real estate attorney. We can also recommend Priority Settlement Title if you don't have one in mind.

Can I cancel my listing agreement?

While rare, you have the flexibility to cancel your agreement before expiration. However, the $499 deposit is non-refundable.
